dc.description.abstractศึกษาการเปลี่ยนแปลงการใช้ที่ดินของพื้นที่เขตมีนบุรี ปัจจัยที่มีอิทธิพลต่อการขยายตัวของพื้นที่พักอาศัย ปัญหาและผลกระทบของการพัฒนาที่อยู่อาศัยที่มีต่อการใช้ที่ดิน และสภาพแวดล้อมของเขตมีนบุรี และเสนอแผนพัฒนาการใช้ที่ดินเพื่ออยู่อาศัย ให้สอดคล้องกับสภาพแวดล้อมของเขต การขยายตัวของกรุงเทพมหานครทำให้เกิดการพัฒนาที่อยู่อาศัย อุตสาหกรรม การค้าและการบริการในเขตมีนบุรี โดยเฉพาะในช่วง 10 ปี ที่ผ่านมา โดยมีปัจจัยสำคัญคือ การพัฒนาเส้นทางคมนาคม ราคาที่ดิน ลักษณะประชากร นโยบายการพัฒนาของรัฐ แหล่งงานและสภาพแวดล้อมของพื้นที่ การพัฒนาได้ก่อให้เกิดปัญหาในการใช้ที่ดิน คือ การใช้ที่ดินปะปนกันทั้งอุตสาหกรรม เกษตรกรรม และที่อยู่อาศัย เกิดการขยายตัวแบบเกาะตามเส้นทางคมนาคม ระบบสาธารณูปโภคและสาธารณูปการไม่เพียงพอ เกิดปัญหาแผ่นดินทรุด น้ำท่วม การระบายน้ำ และปัญหาพื้นที่เกษตรลดลง งานวิจัยครั้งนี้จึงเสนอแนวทาง การพัฒนาการใช้ที่ดินเพื่ออยู่อาศัยในอนาคต โดยแบ่งพื้นที่ออกเป็น 2 เขต คือ เขตพัฒนา และเขตอนุรักษ์ เพื่อให้สอดคล้องกับศักยภาพและข้อจำกัดของพื้นที่ รวมทั้งนโยบายที่เกี่ยวข้อง ในเขตพัฒนากำหนดให้มีศูนย์กลางบริเวณตลาดมีนบุรีเดิม ส่วนพื้นที่อยู่อาศัยให้ขยายตัวขึ้นไปในแขวงสามวาตะวันตก ส่วนเขตอนุรักษ์ให้ทำหน้าที่เป็นพื้นที่เกษตรกรรม และพื้นที่รับน้ำหลากของกรุงเทพมหานคร นอกจากนี้ยังได้เสนอแนวทางการปรับปรุงสาธารณูปโภคและสาธารณูปการ และมาตรการต่างๆ ที่สอดคล้องกับแผนการใช้ที่ดิน และลำดับความสำคัญของการพัฒนาในแต่ละพื้นที่en
dc.description.abstractalternativeTo study the landuse changes of Min Buri District, the factors which influence the expansion of a residential area, the problems and the impact of development on real estates to landuse and environment of Min Buri and to propose the development planning for a residential landuse that is accordance with environment of Min Buri District. The growth of Bangkok metropolis brought about the development on real estates, manufacture, and commercial business and services in Min Buri, especially in the past ten years. The important factors are the development of road network, land prices, the poputation growth, public policy, place of work, and environment of this area. The expansion of the built-up area caused problems in the mixed uses of industrial-residential-agricultural areas, the ribbon pattem of the residential development along the major road, the inadequacy of the public utilities and services, the problem of flood, drainage, and decrease in agricultural area. This research proposed the development planning for residential landuse by proposing two areas which are "the development area" and "the preserved area" according to potential and restriction of this area as well as a public policy. For the development area, the center will be the original commercial area and the residential area will expand to Samwatawantok. The preserved area will function as an agricultural area and flood zone. Finally, infrastructure and measures are recommended to develop in accordance with landuse plan and development hierarchy of this area.en
