dc.description.abstractThis study has a twofold purpose : to trace the history of Chulalongkorn University's properties management and to analyze its efficiency. The study is based on a detailed statistical analysis of the revenues and expenditures data for different years, starting with King. Rama VI's donation of part of his properties to the University and continuing until the year 1973.' The comparison of. the revenue and expenditures patterns of different years will highlight problems and difficulties in management and indicate means of improving the efficiency of the administration. The study shows that since, King Rama, VI donated what are now, the University's properties, the University has, put the land outside the campus area into lucrative use. The management-of these. properties is managed both by the University itself and by contracted private companies. The major source of revenue in. every. year come from rent of land and gratuities. 'The'Wangmai Co., Ltd. is one private contractor which brings .n a large part of the revenue from land rental. As regards expenditures, the largest portion is spent on University administration and investment. The. second largest item on the list of expenditures is the amount spent for furthering. the education and general welfare of University staff members. It should be noted that most of the items covered by expenditures for the general staff's welfare are unnecessary. The revenues and expenditures grow. at an increasing' rate every year. The rate of the latter exceeds that of the former, however, and has resulted in an imbalance between revenues and expenditures. Finally, the study shows that the unsystematic methods formally used in the collection of data on properties management has, been an obstacle to efficient management in the later period. The present writer suggests means to improve the recording necessary data to enhance their utility to the management and. other interested people in the future.
