| Abstract: | วิทยานิพนธ์ฉบับนี้ มีวัตถุประสงค์เพื่อศึกษาปัจจัยที่สัมพันธ์กับการเลือกเช่าพื้นที่สำนักงานขนาดเล็กในเขตศูนย์กลางธุรกิจของผู้ประกอบการธุรกิจรายย่อยในเขตกรุงเทพมหานคร รวมถึงศึกษาปัญหาที่ผู้เช่าประสบระหว่างการเช่าพื้นที่สำนักงานในปัจจุบัน โดยมีปัญหาในการวิจัย คือ ศักยภาพของผู้ประกอบการขนาดเล็กที่มีจำนวนมากขึ้น ราคาที่ดินบริเวณศูนย์กลางธุรกิจที่สูงขึ้น การขยายตัวทางด้านทำเลที่ผู้ประกอบการหันไปพัฒนาที่ดินบริเวณรอบนอกเขตศูนย์กลางธุรกิจ และบทบาทของเทคโนโลยีและอินเตอร์เนตที่มีผลต่อวิถีชีวิต เศรษฐกิจและการประกอบธุรกิจในปัจจุบัน จากแบบสอบถามโดยผู้เช่า จำนวน 138 ชุด อาคารสำนักงานจำนวน 8 อาคาร พบว่า ภาพรวมผู้เช่าให้ความสำคัญกับปัจจัยทุกด้าน โดยปัจจัยที่ผู้เช่าให้ความสำคัญมากที่สุดคือด้านการบริหารเรื่องความหน้าเชื่อถือของผู้ให้เช่า รองลงมาคือปัจจัยด้านการบริการเรื่องระบบรักษาความปลอดภัย และปัจจัยด้านข้อตกลงและเงื่อนไขเรื่องสัญญาเช่าที่มีความยุติธรรม ตามลำดับ และพบว่าปัจจัยที่ผู้เช่าให้ความสำคัญนั้นแตกต่างกันตามประเภทธุรกิจ จากแบบสอบถามทั้งหมด 36.23% เป็นผู้ประกอบธุรกิจอัญมณี ให้ความสำคัญกับปัจจัยด้านทำเลที่อยู่ในแหล่งรวมธุรกิจประเภทเดียวกันมากที่สุด 16.67% เป็นผู้ประกอบธุรกิจคอมพิวเตอร์และอินเตอร์เนต ให้ความสำคัญกับปัจจัยด้านทำเลที่มีสิ่งอำนวยความสะดวกมากที่สุด 12.32% เป็นผู้ประกอบธุรกิจอสังหาริมทรัพย์ให้ความสำคัญกับปัจจัยด้านราคาค่าเช่าที่คุ้มค่ามากที่สุด 11.59% เป็นผู้ประกอบธุรกิจอาหารและยา ให้ความสำคัญกับปัจจัยด้านทำเลที่ใกล้สถานีรถไฟฟ้ามากที่สุด 7.25% เป็นผู้ประกอบธุรกิจการท่องเที่ยวให้ความสำคัญกับปัจจัยด้านการบริการเรื่องระบบรักษาความปลอดภัยมากที่สุด ส่วนปัญหาที่ผู้เช่าพบมากที่สุด และเห็นตรงกันคือปัญหาด้านทำเล เรื่องการจราจรติดขัด |
| Other Abstract: | The purpose of this thesis is to explore the factors influencing small entrepreneurs’ decision to rent micro office spaces in Bangkok’s central business district. In addition, this thesis will also focus on the decrease in available office spaces in recent years. As the number of small entrepreneurs has increased over the past few years, property prices in Bangkok’s central business district and surrounding areas have also increased. As a result of this, developers have decided to invest in and develop urban areas. Moreover, this thesis also looks at the relevance of technology, lifestyle, economy and business. According to a questionnaire given to 183 tenants from 8 rental office buildings, it can be seen that the primary factor when choosing an office space is the credibility of the developer. The second main factor is security, followed by the terms and conditions of the contract. Furthermore, the decision is also based on the type of small business that is renting the office: 36.23 percent of small jewelry businesses believe that location is important, as the office should be located in the jewelry business district; meanwhile, 16.67 percent of computer and Internet entrepreneurs are mostly concerned with the facilities and utility of the office space. In addition, 12.32 percent of designers and real estate entrepreneurs are concerned with the cost of rental spaces and 11.59 percent of food and chemical entrepreneurs are concerned about transportation, while only 7.25 percent of travel agencies are concerned with the security of the building. The factor with the biggest negative influence is the amount of traffic congestion. |
