| dc.description.abstract | ธนาคารเพื่อการเกษตรและสหกรณ์การเกษตร มีกลุ่มอาคารสำนักงานเดิม 2 กลุ่ม ได้แก่ กลุ่มอาคารสำนักงานนางเลิ้ง กลุ่มอาคารสำนักงานประชาชื่น การศึกษาครั้งนี้มีวัตถุประสงค์เพื่อการศึกษาสภาพปัจจุบันในช่วงเวลา พ.ศ. 2555 ก่อนการย้ายที่ทำการหลักจาก กลุ่มอาคารเดิมไปยังกลุ่มอาคารใหม่ และปัญหาในการดูแลอาคารสำนักงานของธนาคาร เพื่อเสนอแนะแนวทางที่เหมาะสมใน การบริหารจัดการทรัพยากรกายภาพของอาคารสำนักงาน โดยใช้วิธีการสำรวจสภาพทางกายภาพ และการบำรุงรักษาระบบประกอบอาคาร นอกจากนี้ยังใช้วิธีสังเกตการณ์ ศึกษาจากเอกสาร และสัมภาษณ์บุคคลที่เกี่ยวข้อง จากการศึกษาพบว่า อาคารสำนักงานของธนาคารทั้ง 2 กลุ่มอาคารสำนักงานเดิม ปัจจุบันอาคารส่วนใหญ่อยู่ในสภาพพอใช้งานได้ และสภาพทรุดโทรมต้องปรับปรุง เนื่องจากการขาดการดูแลรักษาอย่างต่อเนื่อง โดยการเน้นการทำงานในลักษณะเสียแล้วซ่อม และพิจารณาตามสภาพที่พบ ขาดการบันทึกข้อมูลของการซ่อมบำรุงในแต่ละครั้ง เป็นผลที่มาจากขาดการวางแผนในการสำรวจตรวจสอบ จากการศึกษาครั้งนี้สรุปได้ว่า ปัญหาในการดูแลอาคารสำนักงานของธนาคาร ปัญหาส่วนใหญ่คือ ขาดการดูแลรักษาที่ดี ส่งผลให้อาคารมีสภาพทรุดโทรม เนื่องจากจะมีการย้ายพนักงานไปยังอาคารใหม่ จึงใช้อาคารตามสภาพรอการปรับปรุง ธนาคารยังไม่เห็นความสำคัญของการจัดการทรัพยากรกายภาพโดยเฉพาะในกลุ่มอาคารเดิม พนักงานซ่อมบำรุงบางส่วนต้องไปเตรียมงานอาคารสำนักงานใหญ่แห่งใหม่ ส่งผลให้การดูแลกลุ่มอาคารเดิมถูกลดลำดับความสำคัญลงไป ปัญหาด้านคุณภาพของการดำเนินงานดูแลอาคารสถานที่ของกลุ่มอาคารเดิม มาจากการขาดความรู้ความเข้าใจในมาตรฐานในการทำงานบริหารทรัพยากรกายภาพ ขาดระบบการกำกับ ควบคุมและติดตามการทำงานที่ชัดเจน ธนาคารควรนำเอาระบบการจัดการทรัพยากรกายภาพมาใช้ และพัฒนาพนักงานให้มีความรู้ด้านการจัดการทรัพยากรกายภาพมากขึ้น หรือจ้างที่ปรึกษาผู้เชี่ยวชาญทางด้านการจัดการทรัพยากรกายภาพมาช่วยให้คำแนะนำในการจัดการทรัพยากรกายภาพของธนาคาร | en_US |
| dc.description.abstractalternative | The Bank of Agriculture and Agriculture Co-operatives have two existing office buildings: in Nangleng and in Prachachuen. The objectives were to study the existing buildings and conditions of servicing the office building. Suggestions were to provide suitable guidelines for facility management by surveying the physical conditions and maintenance of building systems. Research instruments comprised document review and interviews with people. The study found that both old office buildings differ in location, surrounding, age of building, area of building and number of building users. Currently, most buildings are in good working condition but need to be improved. Due to the lack of ongoing maintenance and solutions when damaged, repairs are based on the conditions found. There was a lack of maintenance records at the time. As a result, there exists a lack of planning in the survey inspection. This study concluded that the management for the office buildings dose not abide by the principles of facility management, causing poor planning for maintenance in the long term, a lack of data on the building, a lack of monitoring control with relevant specialist, a lack of clear standards in building service and facility management. Also, there is a lack management, maintenance and suitable service. Indeed, the staff lack the knowledge and understanding of building systems. | en_US |
