dc.description.abstract	เนื่องจากรัฐบาลได้มีนโยบายส่งเสริมการท่องเที่ยว โดยพิจารณาจากขนาดอุปสงค์ตลาดผู้สูงอายุที่เพิ่มมากขึ้นและนักท่องเที่ยวพำนักระยะยาวที่เดินทางมายังประเทศไทยมีอัตราสูงอย่างต่อเนื่อง โดยเฉพาะประเทศในแถบยุโรป ทำให้เกิดข้อคำถามว่าโครงการที่ออกแบบมาเพื่อรองรับผู้ใช้นั้นได้ออกแบบมาให้สอดคล้องกับการดำเนินชีวิตของชาวยุโรปที่มีลักษณะพฤติกรรมความเป็นอยู่แตกต่างจากประเทศไทยแล้วหรือไม่ วัตถุประสงค์การศึกษา 1.ศึกษาข้อมูลสภาพทางกายภาพและการจัดสิ่งอำนวยความสะดวกของโครงการ 2.ศึกษาลักษณะพฤติกรรมของผู้ใช้โครงการ 3.วิเคราะห์ข้อมูลและสรุปเป็นแนวทางการออกแบบโครงการลักษณะเดียวกัน โดยวิธีการสำรวจเก็บข้อมูลทางกายภาพของโครงการกรณีศึกษาและแบบสอบถามผู้ใช้ในโครงการกรณีศึกษาและสัมภาษณ์เจ้าหน้าที่โครงการ จากการศึกษาพบว่าสามารถสรุปแบ่งจำแนกกลุ่มของโครงการกรณีศึกษาได้เป็น 3 กลุ่ม ด้วยกันคือ โครงการราคาต่ำ, โครงการราคาปานกลาง และโครงการราคาสูง โดยสามารถวิเคราะห์และสรุปข้อมูลแต่ละกลุ่มได้ดังนี้ โครงการราคาต่ำ มีราคาขายอยู่ในช่วง 2,500,000 - 3,850,000 บาท สิ่งอำนวยความสะดวกส่วนกลางที่พบมี สระว่ายน้ำ, สระว่ายน้ำเด็ก, ห้องอาบน้ำ, สวนหย่อม, เจ้าหน้าที่รักษาความปลอดภัย 24 ชม, เจ้าหน้าที่ดูแลสวน, ศาลาพักผ่อน บ้านพักอาศัยเป็นบ้านชั้นเดียว 2 ห้องนอน รูปแบบสถาปัตยกรรมลักษณะเป็นแบบ Tropical มีพื้นที่ประมาณ 85 - 175 ตร.ม. โครงการราคาปานกลาง มีราคาขายอยู่ในช่วง 3,200,000 - 5,900,000 บาท สิ่งอำนวยความสะดวกส่วนกลางที่พบคือ สระว่ายน้ำ, สระว่ายน้ำเด็ก, ห้องอาบน้ำ, สวนหย่อม, เจ้าหน้าที่รักษาความปลอดภัย 24 ชม., เจ้าหน้าที่ดูแลสวน, ศาลาพักผ่อน, ร้านค้า, ห้องออกกำลังกาย, ร้านอาหาร, บริการซักรีด, บริการรถรับส่ง บ้านพักอาศัยเป็นบ้าน 2 ชั้น 2ห้องนอน รูปแบบสถาปัตยกรรมลักษณะเป็นเแบบ Tropical มีพื้นประมาณ 115 - 240 ตร.ม. โครงการราคาสูง มีราคาขายประมาณ 8,500,000 บาทขึ้นไป สิ่งอำนวยความสะดวกส่วนกลางที่พบมี สระว่ายน้ำ,ห้องอาบน้ำ ,สวนหย่อม, เจ้าหน้าที่รักษาความปลอดภัย 24 ชม., เจ้าหน้าที่ดูแลสวน , ร้านค้า,บริการซักรีด, บริการรถรับส่ง ,ร้านกาแฟ บ้านพักอาศัยเป็นบ้าน 2 ชั้น 4 ห้องนอน รูปแบบสถาปัตยกรรมลักษณะเป็นเแบบ Contemporary มีพื้นที่ประมาณ 400 ตร.ม. ขึ้นไป ผลการศึกษาดังกล่าวสามารถนำมาใช้เป็นข้อมูลอ้างอิงเพื่อใช้ในการออกแบบในอนาคตซึ่งมีปัจจัยและข้อกำหนดที่ใกล้เคียงกันได้	en
dc.description.abstractalternative	According to the tourism industry support policy of the Thai government, it is expected that the number of elderly and long stay tourists in Thailand will continue to increase in the future, especially European tourists. The question has arisen as to whether accommodation designed by Thai architects is compatible with the European life style of these residents. The objectives of this study are 1. to study the physical area and accommodation of the Klang district of Rayong province. 2. study the behavior of long stay residents and 3. develop a guidelines for long stay accommodation design. In this study, into 3 levels regarding the price of accommodation: low price projects, medium price projects and high price projects. Low price projects normally have a unit selling price around 2,500,000-3,850,000 baht. Common facilities are swimming pools, children’s swimming pool, shower rooms, 24 hour security guards, gardens and ground keepers. The residences are single storey houses with 2 bedrooms. The design is typically tropical style. With an area ranging from of 85 - 175 sq.m. For medium price projects, the selling price is around 3,200,000-5,900,000 baht. Common facilities are the same as low price projects but with a minimart, fitness room, laundry service and limousine service. The design is typically tropical style with an area is in a range of 115-240 sq.m. For high price projects, selling price is above 8,500,000 baht. Common facilities are a swimming pool, children’s swimming pool, shower room, 24 hour security guards, garden and ground keepers, minimart, coffee shop. The design is typically contemporary style. With an area of over 400 sq.m. This study can be a reference for long stay accommodation design which has relevance to housing conditions in Thailand in the future.	en
