dc.description.abstract	การศึกษาในครั้งนี้มีวัตถุประสงค์ที่จะศึกษาความสัมพันธ์เชื่อมโยงขององค์ประกอบทางกายภาพ และกิจกรรมพาณิชยกรรมของย่านท่าพระจันทร์ - ท่าช้าง ที่เกี่ยวข้องกับการใช้ประโยชน์ที่ดินของพื้นที่โดยรอบ และระบบการสัญจร อันจะเป็นประโยชน์ต่อการวิเคราะห์และคาดการณ์แนวโน้ม ศักยภาพ และข้อจำกัดของ พื้นที่ เพื่อการวางแผนพัฒนาโดยกระบวนการปรับปรุงพื้นฟูย่านพาณิชยกรรมภายในเขตพื้นที่การอนุรักษ์ จากการศึกษาพบว่าพื้นที่ย่านท่าพระจันทร์ - ท่าช้างมีกิจกรรมที่หนาแน่นบริเวณด้านทิศเหนือและ ทิศใต้ของพื้นที่ อันเนื่องมาจากการเป็นจุดชุมทางของการสัญจรสาธารณะที่สำคัญ ทั้งทางบกเช่น รถโดยสาร ประจำทาง รถไฟ และทางน้ำเช่น เรือข้ามฟาก เรือด่วนเลียบฝังแม่น้ำเจ้าพระยา ที่เชื่อมโยงฝั่งพระนครกับฝั่งธนบุรี ในขณะที่การใช้ประโยชน์ที่ดินของย่านท่าพระจันทร์ - ท่าช้างถูกกำหนดโดยความเชื่อมโยงของกิจกรรม และกลุ่มประชากรผู้ใช้บริการที่อยู่ในในพื้นที่โดยรอบที่เกี่ยวเนื่อง เช่น ข้าราชการในหน่วยงานราชการ นักศึกษามหาวิทยาลัย หรือผู้ที่อยู่อาศัยในพื้นที่โดยรอบ ฯลฯ เมื่อวิเคราะห์และคาดการณ์แนวโน้มการเปลี่ยนแปลงของพื้นที่ในอนาคต โดยวิเคราะห์จากปัจจัยที่เกี่ยวข้องที่ได้ศึกษาในขั้นต้น พบว่าย่านท่าพระจันทร์ - ท่าช้างจะมีการเปลี่ยนแปลงในประเภทของกิจกรรม พาณิชยกรรมอันเนื่องมาจากการเปลี่ยนแปลงของการใช้ประโยชน์ที่ดินของพื้นที่โดยรอบที่มีทั้งลดลงและเพิ่มขึ้นของจำนวนประชากร โดยในกลุ่มที่ลดลงได้แก่อาจารย์ ข้าราชการและนักศึกษาของมหาวิทยาลัยธรรมศาสตร์ ผู้ที่อยู่อาศัยในพื้นที่ ฯลฯ กลุ่มที่มีจำนวนเพิ่มมากขึ้นได้แก่ นักท่องเที่ยว อาจารย์ ข้าราชการและนักศึกษาของมหาวิทยาลัยมหิดล ผู้ที่โดยสารรถไฟ ฯลฯ ในขณะที่การเปลี่ยนแปลงของระบบการสัญจรของพื้นที่ จะเน้นไปที่ระบบการสัญจรสาธารณะที่เพิ่มมากขึ้น ซึ่งทำให้เกิดการเพิ่มขึ้นของ ผู้ที่สัญจรผ่านพื้นที่ทั้งทางน้ำ เช่น เรือข้ามฟาก,เรือด่วนเลียบฝั่งแม่น้ำเจ้าพระยา และทางบก เช่น รถโดยสารประจำทาง รถไฟ และ โครงการรถรางไฟฟ้าในกรุงรัตนโกสินทร์ชั้นใน การวางแผนพัฒนาพื้นที่ย่านท่าพระจันทร์ - ท่าช้าง จึงเน้นที่การปรับเปลี่ยนกิจกรรมพาณิชยกรรมให้มีความสัมพันธ์กับปริมาณความต้องการที่เปลี่ยนแปลงในอนาคตในด้านต่าง ๆ ที่มีศักยภาพของพื้นที่ เช่น ด้านส่งเสริมการท่องเที่ยว ด้านการพัฒนากิจกรรมพาณิชยกรรม ด้านการคมนาคมขนส่งและการสัญจร รวมทั้งการพัฒนาพื้นที่ทางด้านกายภาพโดยเน้นที่การใช้กระบวนการปรับปรุงพื้นฟูเมือง ( Urban Renewal ) ให้มีความสอดคล้องกับเอกลักษณ์ในการเป็นพื้นที่ภายในเขตอนุรักษ์ที่สำคัญนั้นเอง	-
dc.description.abstractalternative	The objectives of the study are to identify the physical factors and the commercial activities and their relationship to the hinterland and the transport system in Tha Phrachan - Tha Chang district. These factors are for the analysis of potential and constraints for the development by using urban renewal strategy within the conservation area. The study found that, activities were concentrated at the north and the south of the area due to the nodes of public transport both water and land transport such as ferries, boats, buses and train, which connected Thonburi and Bangkok. In addition, the land use of the site was formed by the linkgage between activities and population around this area such as officials and university students. The analysis of the above factors defined the trend of land use transforming which have been resulting from the change of land use activities and population while the population living in the area are decreasing, tourists, university students and staff and train passenger are increasing. Moreover, public transportations generate more people accessing and passing through the area both by water and land transport. For the development plan of Tha Phrachan - Tha Chang district It would be concentration in the variation and transformation of commercial activities which are related to the future need concerning to area capacity. Additionally, the successful projects could be done by the urban renewal strategies which harmonize to the important identity of conservation area in Rattanakosin island.	-
