| Abstract: | การศึกษานี้มีวัตถุประสงค์เพื่อให้ทราบถึงการเปลี่ยนแปลงการใช้ที่ดิน การขยายตัวของชุมชนเมืองและชุมชนชนบท ปัจจัยที่มีอิทธิพลต่อการเปลี่ยนแปลงการใช้ที่ดิน ปัญหาที่เกิดขึ้น ตลอดจนเสนอแนะแนวทางการพัฒนาการใช้ที่ดินที่เหมาะสมกับสภาพของชุมชนอำเภอบางบัวทอง ผลการศึกษาพบว่า อำเภอบางบัวทองซึ่งประกอบด้วยชุมชน 2 กลุ่ม คือ ชุมชนพักอาศัย ชุมชนเกษตรมีการเปลี่ยนแปลงการใช้ที่ดินอย่างรวดเร็ว เนื่องจากปัจจัยทางกายภาพ เศรษฐกิจ สังคม นโยบายของรัฐบาลที่เหมาะสมต่อการพัฒนา อันมีผลทำให้ธุรกิจพัฒนาอสังหาริมทรัพย์เพิ่มขึ้นอย่างรวดเร็วและมีการขยายตัวของชุมชนพักอาศัยไปตามเส้นทางคมนาคม โดยเฉพาะตามถนนสายหลักที่สำคัญ ทำให้การพัฒนาใช้ที่ดิน ไม่มีระเบียบแบบแผน ไม่สามาถควบคุมการพัฒนาได้ ปัญหาที่พบของอำเภอบางบัวทอง คือ ปัญหาการขยายตัวของพื้นที่ชุมชนเมืองไม่เป็นกลุ่มก้อน ปัญหาด้านสาธารณูปโภค สาธารณูปการไม่เพียงพอ ปัญหาสิ่งแวดล้อมเสื่อมโทรม สำหรับปัญหาในชุมชนพักอาศัยจะเป็นปัญหาเกี่ยวกับคุณภาพชีวิต ส่วนปัญหาในชุมชนเกษตรจะเป็นปัญหาสาธารณูปโภค สาธารณูปการที่สำคัญ สำหรับแนวทางการพัฒนาการใช้ที่ดินในอนาคตของอำเภอบางบัวทอง กำหนดให้ความสำคัญกับชุมชนพักอาศัย แต่ยังคงอนุรักษ์ชุมชนเกษตรได้ โดยกำหนดแนวคิดผังการใช้ที่ดินเป็นแบบหลายศูนย์กลาง โดยมีศูนย์กลางหลักอยู่ที่ย่านการค้าเดิม ซึ่งอยู่บริเวณตลาดบางบัวทอง ศูนย์กลางรองอยู่ที่บริเวณบางใหญ่ซิตี้ ตลอดทั้งเสนอแนะโครงข่ายระบบคมนาคม โดยการเพิ่มถนนสายหลัก สายรองและถนนเชื่อมโยง เพิ่มขีดความสามารถในด้านสาธารณูปโภค สาธารณูปการ ที่สามารถรองรับการขยายตัวของประชากรและการใช้ที่ดินประเภทต่าง ๆในอนาคต |
| Other Abstract: | The objectives of this research is to study the landuse changes of the urban and suburban communities, the factors which influence the changes of landuse and their problems. The guidelines for proper landuse development in Amphoe Bang Bua Thong district are proposed at the end of the research. The study finds out that Amphoe Bang Bua Thong which is composed of 2 community groups; residential and agricultural communities has rapid changes in its landuse. The impact factors; governmental policy, economic and social factors influence the investment of the real-estate development rapidly grown and the residential development has grown in the ribbon pattern along the major roads. Such development brought about the disordered landuse and uncontrollable patterns. The main problems in Amphoe Bang Bua Thong ; the scattered urban community-growth pattern, the insufficient public utilities and services and the spoiled environment are found out in this study. In addition, the problem in the residential communities is the life quality, whereas one in the agricultural communities is the inadequacy of the public utilities and services. Future development guidelines for Amphoe Bang Bua Thong, residential communities will be major development for this district, while the agricultural communities will be conserved. The polycentric landuse plan is proposed for the future development. The major commercial area will be the original commercial district at the Bang Bua Thong market zone. The minor one will be at the Bang Yai City. The transportation network will be improved by adding some major, mionr and connecting roads. The public utility and service capacities must be enhanced to serve the future expansion of the communities. |
